YORKVILLE, Ill. -- Real estate developer Ocean Atlantic has begun developing Westbury, a residential and golf community in the southwest Chicago suburb of Yorkville, Ill. The new community will consist of five residential villages and a village center totaling approximately 4,000 units, officials said.

Westbury's centerpiece will be the private Westbury Country Club, which will include an 18-hole golf course designed by Arthur Hills/Steve Forrest and Associates. The club also will offer indoor and outdoor swimming pools, formal and informal dining options, state-of-the-art fitness center, spa and wellness center, tennis club, banquet facility and children's facilities.

KemperSports Management of Northbrook, Ill., has been retained as the club's development and operations manager. Westbury also will feature The Shops at Westbury, a 34-acre lifestyle center offering a wide variety of restaurants and shopping options.

Westbury will include a variety of homes including single-family homes; luxury, conventional and courtyard townhomes; and single-family ranch and villa homes for the active adult. However, Ocean Atlantic will not build on any of the residential lots, which are available for purchase immediately by qualified homebuilders.

Lots are sold as pods, which have been designed for a particular product type and price point to ensure each builder their potential market share and profit margin. At Westbury, Ocean Atlantic currently has the first 12 residential pods available for sale in the South and East Villages.

Pods range in size from 30 to 171 lots and include such options as single-family detached and single-family attached (luxury, conventional and courtyard townhomes). Each pod has received preliminary plan approval. Ocean Atlantic will perform the mass excavation and grading and will design and install the infrastructure roads, public utilities and community amenities.
